Most Delhi work is restoration-meets-renovation: heritage bungalows in Defence Colony, old builder-floors in GK and Hauz Khas. We work alongside structural engineers when load-bearing walls move.

Heritage controls vary
Lutyens / Civil Lines have ASI sign-off rules. We coordinate. Building height, façade, roof tile — all regulated.
Plot widths are tight
Most Delhi houses are 200 sq.yd or 300 sq.yd plots. Vertical thinking — staircase as feature, terrace as room.
Old wiring & plumbing
70% of Delhi homes need full re-wiring during renovation. We budget for it upfront.
Trees are non-negotiable
Existing peepal, gulmohar, ashoka — we design around them. Clients chose the plot for the tree.
Marble is local
Makrana, Kishangarh, Albeta — all 4-hour drives. We visit slabs in person before approval.
Privacy is high
Most Delhi clients don't want their homes featured. We respect NDAs and produce private walkthrough films instead.
